For years, much of the real estate conversation surrounding Downtown Delray Beach focused on the blocks east of Swinton Avenue. Buyers wanted to be close to the restaurants, shops, nightlife, and beach access associated with the eastern side of Atlantic Avenue.
Located at the intersection of Atlantic and Swinton avenues, Sundy Village sits between Delray’s established downtown core and the neighborhoods, businesses, and development opportunities west of Swinton. It is not simply another restaurant or office building. It is a large mixed-use project that may change how residents and visitors use this part of the city.
For buyers considering Downtown Delray, Atlantic Grove, the northwest and southwest neighborhoods, or homes near the western end of Atlantic Avenue, this project deserves attention. But buyers should understand both the opportunities and the changes that may come with it.
Sundy Village is a seven acre mixed-use campus at 22 West Atlantic Avenue. The development combines office space, restaurants, retail, outdoor gathering areas, underground parking, and restored historic structures near the Atlantic Avenue and Swinton Avenue intersection.
Phase One delivered approximately 100,000 square feet of office space, 30,000 square feet of retail and dining space, and 268 below-grade public parking spaces. The project also incorporates shaded walkways, courtyards, green space, outdoor dining, and several restored historic homes.
Phase Two is expected to add another office building, a parking garage, and additional ground-floor retail. The full project has been projected for completion around late 2026 or early 2027, although construction schedules can change.
The dining component is one of the clearest ways Sundy Village is beginning to affect daily activity on the west side of Swinton.
Barcelona Wine Bar opened at Sundy Village in February 2026, followed by Double Knot in June 2026. In November 2025, Van Leeuwen Ice Cream opened as well. Other announced concepts include Maman, Drinking Pig BBQ, and Delray Beach Craft Brewing.
This matters because restaurants give people a reason to spend time in an area outside normal office hours. More breakfast, lunch, dinner, and evening activity could help create a stronger connection between the eastern and western sections of Atlantic Avenue.
That does not mean the entire West Atlantic corridor will change at the same pace. Sundy Village is located at Swinton, which is already close to Old School Square, the Delray Beach Public Library, the Tennis Center, and the established downtown core. Buyers should avoid treating every location west of Swinton as having the same level of walkability or surrounding development.
One of the main appeals of Downtown Delray real estate is the ability to leave the car at home. Buyers regularly place a premium on being able to walk to coffee, dinner, events, fitness studios, and daily services. This gives into the concept of Delray Beach having a small town feel.
Sundy Village adds more destinations directly west of Swinton and may make homes on the western side of downtown feel more connected to the activity along Atlantic Avenue. The development includes outdoor dining, walkways, valet service, and below grade parking, all intended to support pedestrian activity around the site.
For buyers, the key is to test the walk rather than relying on a listing description. Walk from the property to Sundy Village, Atlantic Avenue, Pineapple Grove, Old School Square, and the beach. Pay attention to sidewalks, lighting, intersections, traffic, and how the area feels at different times of day.
A home that is technically close to downtown may still feel very different depending on its exact block. Doing your research and seeing if this area of Delray is close to where you are hoping to spend your time is key. Each area has a different feel to it, and knowing where you want to be placed within it all is key.
Sundy Village may increase interest in nearby housing because it brings new restaurants, offices, public parking, and pedestrian activity to a major downtown intersection. Buyers who work nearby or want a more walkable routine may begin considering homes west of Swinton that they previously overlooked. However, no development guarantees a specific increase in property value.
A home’s value will still depend on its condition, lot, street, property type, insurance costs, flood exposure, zoning, nearby construction, and how the surrounding blocks develop over time. A renovated townhome one block from Atlantic Avenue may respond differently than an older single-family home several blocks away.
The more reasonable conclusion is that Sundy Village gives buyers another reason to study this part of Delray Beach. It strengthens the lifestyle case for certain nearby properties, but each home still needs to be evaluated on its own.
Phase One includes 268 underground public parking spaces. Phase Two plans have also included a 165-space garage with public access during certain evening and weekend hours.
That added parking may help support restaurants, offices, and events, but it will also bring more vehicles and pedestrians to the Swinton and Atlantic intersection.
For someone buying a townhome, condo, or smaller property near downtown, dedicated parking remains important. Buyers should confirm the number of assigned spaces, guest parking rules, garage restrictions, street-parking regulations, and whether nearby public parking is available overnight.
Public parking near a property is useful, but it should not be treated as a replacement for parking that is legally included with the home.
